Terms and Conditions

All offers made on the website are subject to availability and scheme criteria. They may be withdrawn at any time.

Our Standard Reservation Terms and Conditions are:

Early Bird Reservation

Where offered by Shepherd Homes an Early bird Reservation can be placed by paying a holding fee of £100. This holds the plot until it is released for sale with a fixed price. The customer is given 48 hours from sales release to confirm they wish to proceed to a full reservation. If the customer does not wish to proceed half of the reservation fee will be refunded (£50). If the purchaser wishes to proceed a reservation is placed and an additional £150 is paid to secure the plot. The reservation fee is either £250 or £500 please confirm with the appropriate Development Sales Executive.

Plot Hold

A customer holds a plot at a fixed price for 7 days by placing a £250 refundable deposit before placing a reservation. During this period the customer will be financially qualified by a panel Independent Mortgage Counsellor. If the customer has a house sold subject to contract Shepherd Home’s team will fully qualify the chain members to ascertain likely completion dates. If the customer has a house to sell and qualifies for one of the Shepherd Home Homexchange schemes their existing property will be valued during this period.

At the end of the 7 day plot hold period the terms of the reservation will be proposed by Shepherd Homes. If the terms are agreed a Reservation Form is completed. If the terms are not agreed the £250 plot hold fee is returned in full.

Reservation

A reservation is only valid when our purchaser has paid their Reservation Fee and fully completed and signed a Reservation Form with our Sales Executive.

The Reservation terms are:-

Unconditional Contracts or Legal Completion (which ever is agreed) must be effected with 28 days of reservation. A deposit of 10% of the Gross Selling Price must be paid by the customer to Shepherd Homes at the time contracts are exchanged. The Reservation Fee is non-refundable should the reservation not proceed to exchange of contracts/ completion.

If contracts are not exchanged or completion effected by the agreed date Shepherd Homes reserves the right to resell the plot to any other interested party.
