Shepherd Homes may consider your property under our Part Exchange scheme subject to the following criteria. A move up in price by a minimum of 30% required, for example plot price £250,000 your property would have to be around £175,000 or less.
Prior to your application we require you to be qualified by our recommended Independent Mortgage Advisor. Upon reservation our nominated solicitor will be pleased to act on your behalf. Select your new home, subject to build stage, on one of our many developments. Please note that the plot which you have made an application against will remain on the market until such time a part exchange offer is made and accepted.
Our Sales Executive will take the details of your present property, along with a non-refundable fee of £100 Two local estate agents and a qualified surveyor will be instructed to value your property. The valuations will be based on a realistic, achievable asking price to sell in a 6 to 8 week timescale. On receipt of the valuations an offer may be made. This is subject to any conditions required i.e. satisfactory timber and damp report, electrical reports etc. This would be obtained by you at your own expense.
You will be required to leave the following items in your property; carpets, curtains, blinds, cooker, hob and any integrated white goods, light fittings, bathroom fittings, fire and surround, fitted wardrobes and fixed items that would cause damage to walls and decoration. On acceptance of our offer you will be required to reserve the plot and pay a further £400/£900 totalling £500/£1,000 reservation fee (£250/£500 refundable if cancelled before exchange of contracts). Your property will be placed on the open market with an appointed agent. A retention of £500 will be held subject to leaving your property in a good, clean and tidy condition and will be released following an inspection.
