Appointments are not necessary, the majority of our show homes are open 5 days a week, 10.30 - 5.30 and some even 7 days a week, however if you feel more comfortable do call the particular development you wish to visit and the Sales Executive will be happy to make you an appointment.
Unless you are using the part exchange or assisted move scheme you will need to sell your house before reserving a Shepherd Home.
That depends entirely on the build stage of your new home. If your home is already built this can be as soon as 4 - 6 weeks, your Sales Executive will be able to clarity this for you.
To reserve your new home there will be a reservation fee of between £500 and £1,000 depending on the development, half of which can be refunded should you not exchange contracts (see Consumer Code for Home Builders). Then on exchange of contracts a 10% deposit will be required (unless you are using the part exchange scheme).
You will need to instruct a solicitor to act on your behalf throughout the purchase, ask your Sales Executive to recommend one of our panel solicitors, they will be able to give you very competitive rates and have experience in dealing with the purchase of new build homes. You will also need to pay stamp duty on the purchase price of your new home, this is between 1% and 4% - your Sales Executive will be able to give you the exact figure.
Construction sites are very dangerous places and Shepherd Homes has to comply with health and safety legislation therefore you will need to speak with your Sales Executive who will liaise with the site manager to see if this is possible.
This means you are buying a particular style of house which you haven't been able to view. We at Shepherd Homes build many different designs and don't always have a show home of each one, however your Sales Executive will be able to show you all the plans for your new home including the dimensions, electrical and elevation drawings amongst others and if a show home is available will be able to point out any fixtures and fittings which are included in your new home as well.
While the development is still under construction Shepherd Homes maintain the area, which is often carried out by contractors. Once the development is complete, a management company take over. There will be a charge for this and your Sales Executive will be able to let you know the exact amount.
As soon as your home is completed a buildmark insurance certificate is issued by the NHBC, this provides a structural warranty for ten years. Shepherd Homes also provide a 2 year comprehensive customer care service with an emergency out of hours back up as well so you have complete peace of mind.
